We initially study the ownership documents and all the other documents regarding the strip of land or the building and we assist you upon concluding the deed of conveyance.

We take care of the organization of the auction and of the selection of offers further to which the general designer will be established. We negotiate and conclude in your name the agreement with the general designer and/or with the specialized designers, according to the laws in force and/or to the European legislation in the domain – the FIDIC regulation.

We take part, together with our specialists, to the analysis and eventually, to the negotiation of the offers submitted by all the services and materials suppliers contributing to the performance of the object of the investment. We carry out professional negotiations, knowing the manpower, materials and equipments market.

We analyze, negotiate and conclude the execution contracts
With the help of our jurists, we conceive the contracts in order to best suit the interests of your investment. We represent you upon the conclusion of contracts according to the legislation in force and/or to the European legislation in the domain - the FIDIC regulation.

We provide contract supervision
Due to our professionals, we provide the supervision of the fulfillment of contracts, so that works are performed in compliance with the quality conditions, with the deadline and with the price initially negotiated in the contract.

We ensure quality management
Due to our construction site inspectors, certified for various domains, we ensure the verification of all categories of works from the point of view of their compliance with the quality conditions in constructions. Works must be performed according to the conditions of contract, specific norms and regulations and to the laws in force. The certified construction site inspectors will take part in all the work receipts, be they hidden, partial or finished, and they will countersign the Hidden Works Minutes and the Decisive Stages Minutes.

We check the quantity of works
Due to our technical specialists, we check whether the quantity of works stipulated in appendices, which constitute the basis of the payment statements, are the real ones. For this purpose, we perform our own measuring, at the same time with the performer.

We ensure cost management
We see that the discount corresponds to the unit prices included in the offered estimates appended to contracts and to the actual executed quantities. We check the invoices for materials and the quality certificates for materials, as well as whether such materials had been adopted, according to the initial design specifications. By doing this, we ensure the maintenance of the investment within the initially estimated budget.

We ensure the deadline management
We supervise the compliance with the execution’s spreading graphics for every category of works, ensuring their coordination and we draw up the general graphic for the execution of the investment since its beginning until its end. By doing this, we ensure the performance of the investment within the initially estimated deadline.

We ensure risk management
We perform the coordination between the design and the execution, so that due to our specialists’ professionalism, possible incongruities arising between the project and the construction site are forecast. We perform the coordination of all the resources, either service suppliers – specialized sub-entrepreneurs, or material suppliers, so that possible disruptions between the execution flow and the supply are avoided. By identifying, quantifying and managing risk, we ensure the minimization of the risks which may arise during the unfolding of the investment.

We take part to the ending of the executed investment
We provide representation of the investor’s interests upon the conclusion of the Works Finalization Receipt Minutes and upon the Final Receipt Minutes, until the payment of taxes and duties to the City Hall and to the District/County Financial Administration.

We draw up the technical book of the construction
We draw up the technical book of the construction based on the documentation supplied by the designer (execution projects, construction site orders), and by the performers (quality certificates for materials, Hidden Works Minutes and Decisive Stages Minutes) and we hand it over to the investor.
